Terms & Conditions
Effective Date: July 21, 2026
Welcome to the website of Mohave Escrow & Title, LLC (“Mohave Escrow & Title,” “we,” “us,” or “our”). These Terms and Conditions govern your access to and use of mohaveescrow.com (the “Website”).
By accessing or using this Website, you agree to these Terms and Conditions. If you do not agree with these terms, please do not use the Website.
1. Website Information Only
The information provided on this Website is for general informational purposes only. Nothing on this Website constitutes legal, tax, financial, real estate, or investment advice.
You should consult an appropriately qualified professional regarding your specific transaction or circumstances. Information on this Website should not be relied upon as a substitute for professional advice.
2. Escrow and Title Services
Use of this Website does not create an escrow, title, fiduciary, agency, attorney-client, or other professional relationship between you and Mohave Escrow & Title.
Escrow, title, settlement, and related services are subject to separate written agreements, escrow instructions, disclosures, underwriting requirements, applicable rate schedules, and other transaction-specific documents. If these Terms conflict with a signed transaction document, the applicable transaction document will control.
Submitting a form, requesting information, using an estimator, or contacting our team does not guarantee that we will accept, insure, process, or complete a transaction.
3. Rate Estimator and Calculations
Any rate estimator, fee calculator, quote, or cost estimate available through the Website is provided for general planning purposes only.
Results are estimates and may not include every fee, premium, endorsement, tax, assessment, recording charge, payoff amount, third-party expense, or transaction-specific adjustment. Actual charges may vary based on the property, transaction structure, applicable rate schedules, underwriting requirements, and information available at closing.
An online estimate is not a binding quote, commitment to insure, settlement statement, or guarantee of final costs.
4. Property Profiles and Public Information
Property profiles, reports, records, maps, ownership information, and similar resources may be compiled from public records or third-party sources. While we strive to provide useful information, we do not guarantee that these materials are complete, accurate, or current.
Property profiles are provided for informational purposes and are not title reports, title commitments, surveys, appraisals, inspections, or guarantees of ownership or property condition.
5. Earnest Money and Electronic Payments
The Website may provide access to third-party services for earnest money deposits, electronic payments, or transaction-related activities. These services may be governed by separate terms, privacy policies, eligibility requirements, processing times, and fees established by the third-party provider.
Mohave Escrow & Title is not responsible for the availability, security, performance, or actions of an independently operated third-party payment platform.
6. Wire Fraud and Payment Security
Real estate transactions are frequent targets of wire and payment fraud. Never rely solely on wiring instructions received by email, text message, or an unexpected online communication.
Before transferring funds, independently verify all wiring instructions by calling your known Mohave Escrow & Title representative using a trusted telephone number. Do not use contact information contained in a suspicious or unexpected message.
Mohave Escrow & Title is not responsible for funds transferred to an unauthorized recipient when instructions were not independently verified through an approved method.
7. Communications and Submitted Information
When you submit information through the Website, you agree that the information you provide is accurate and that you are authorized to provide it.
You authorize us to respond using the contact information you submit. Email and ordinary website forms may not be secure. Do not submit Social Security numbers, bank account information, wiring instructions, access credentials, or other highly sensitive information through a general contact form or standard email unless specifically instructed to use an approved secure system.
Submission of a request does not guarantee a response within a particular period or establish a business relationship.
8. Permitted Use
You may use this Website only for lawful, personal, and legitimate business purposes. You may not:
-
Use the Website in violation of any applicable law or regulation.
-
Submit false, misleading, fraudulent, or unauthorized information.

These limitations apply only to claims related to the Website and do not modify rights or obligations established by signed escrow instructions, title commitments, insurance policies, settlement agreements, or applicable law.
14. Privacy and Cookies
Your use of the Website is also subject to our Privacy Policy and Cookie Policy. Please review those policies to understand how information may be collected, used, stored, and disclosed.
15. Indemnification
To the extent permitted by law, you agree to indemnify and hold harmless Mohave Escrow & Title and its owners, officers, employees, representatives, contractors, and service providers from claims, damages, liabilities, and expenses arising from your unlawful use of the Website, violation of these Terms, or infringement of another person’s rights.
16. Governing Law
These Terms are governed by the laws of the State of Arizona, without regard to conflict-of-law principles.
Any dispute arising solely from the use of this Website shall be brought in a court of competent jurisdiction located in Mohave County, Arizona, unless applicable law requires otherwise.
17. Changes to These Terms
We may update these Terms and Conditions periodically. Changes become effective when the revised terms are posted on the Website, unless otherwise stated.
The effective date at the top of this page indicates when these Terms were most recently updated. Your continued use of the Website after changes are posted constitutes acceptance of the revised Terms.
18. Severability
If any provision of these Terms is found invalid or unenforceable, the remaining provisions will remain in full force and effect. The invalid provision will be interpreted or modified to the minimum extent necessary to make it enforceable.
19. Entire Agreement
